Town Overview

Waltham used to be known as a blue collar town. It is in the process of transforming right now. During the boom years of early year 2000's, developers built many nicely designed modern townhouses which attracted many young professionals into this area. Consequently it changed the mix of populations in Waltham. During the last decade, bio technology companies are sprouting in the Boston area. Some of them picked Waltham to set up their offices for economical reasons. Restaurants opened by different ethnic groups were opening along Moody St. The new businesses, higher paid workers, and choices of newer real estate all contributed to the transforming of a new and desirable Waltham.

Market

Waltham market has always been in the down market due to some bank owned properties and short sales. However, the market is showing signs of picking up its pace.  The inventory for now is 90, and the inventory is at  3.9 months' worth.  This means that Waltham single-family market is on a  faster side.  For the better part of 2010 the inventory has been above 4 months, and the inventory is a little lower compared to the same time period last year.

Let's analyze the 90 houses that are on market currently.  The lowest priced house is $239,900 and the highest is $1,495,000.  The median price is $399,000.  The largest section of the market is in $350,000 to $399,999 range.  You will find 24 houses in this range.
